Each year there is a limited amount of funding made available by the Welsh government to help you afford the home that’s right for you.
A Help to Buy Equity loan means you only need to put down a 5% deposit and take out a 75% mortgage. The relevant government will give you an equity loan for the remaining 20% of the property value, making your beautiful new home so much more affordable.

If your home is already built, it will be ready as soon as the mortgage and legal side has been completed. We would hope to complete this in a 4 to 6 week timescale. If your home is under construction, this will obviously take longer and will depend on the build stage upon reservation.

This means that we build your home to the standards set out by National House Builders Council (NHBC) Your home will be checked during construction at key stages, giving you peace of mind and a 10 year NHBC warranty should there be any problems after completion.
UK Stamp Duty Land Tax (replaced in 2008 as Land Transaction Tax in Wales) is payable on all property purchases over a certain purchase price, and the charge applies to all purchases of houses, flats and other land and buildings.

Welsh Land Transaction Tax has a threshold of £225,000 and a calculator is available to discover how much you’ll pay.
Your sales negotiator will be on hand to inform you when the completion payment has been made by your solicitor. You will then be given the keys during an official handover with your negotiator, who will explain how things work and anything else you may need to know.
